Rosedale Details
Rosedale accessible holiday home was adapted and extended for wheelchair access. The grounds and gardens offer step free pathways, two decked areas, and a paved patio area, with seating for all, and space for wheelchair users too. Rosedale can accommodate up to ten guests over 5 bedrooms. Specialist equipment and features to assist those with additional needs can be found on our page here.
Parking
With parking for up to 6 vehicles, the driveway is compacted stone leading onto a gently sloping path made up of patio slabs to the front door. Mats at the front door help ensure all types of wheelchairs can easily access the property.
Front Garden
Across the driveway is our 'wild garden' area, with its beautiful babbling brook. Cross over the wooden bridge to the wildflower area, with its ancient apple trees. Follow the mown grass pathway to a double swing seat - the perfect spot to enjoy the tranquility.
Inside Rosedale
The living areas are all open plan, ensuring plenty of space and ease of movement for all guests, with as few doors as possible. The long bedroom hallway has recessed opposing bedroom doorways to enable turning circles along it's length.
Floor coverings
Flooring throughout the main living areas and hallway of the property is hard wearing engineered wood, which not only looks great (and is easy to clean), but is also perfect for wheelchair users too.
Bathrooms/toilets have either linoleum flooring, tiles, or anti-slip wetroom flooring.
Three of the five bedrooms have carpets, the other two have laminated wood.
Lounge
The lounge area has leather sofas, comfy armchairs (new for 2023: 2 riser recliner chairs), cosy blankets, and a flame-effect fire - perfect for snuggling up while watching a film on the smart TV. 
Kitchen/Dining Room
The dining area has a large dining table seating up to ten, with plenty of leg room for wheelchair users too. A high chair is also available for our youngest diners! A sideboard offers plenty of games to play together around the table, along with leaflets and information about the local area.
The fully equipped kitchen has dishwasher, double oven, induction hob, microwave, large 50/50 fridge freezer, 2 toasters and 2 kettles. Along with the usual pots and pans, plates, cups, glasses and cutlery, you will also find a blender, silicone straws and lidded sipper cups which can be used with hot or cold drinks.
Utility
With washing machine, washing basket, dustpan and brush, vacuum cleaner, iron, ironing board and mop. Rubbish and recycling bins are located here too. The side door leading from the utility to the side garden where the washing line is situated has one step. However, this area can be accessed by level access pathways from the front and rear of the property.
Cloakroom
Off the utility is a toilet with wash hand basin.
Hallway
Leading from the open plan kitchen is the hallway, where all the bedrooms are situated. The hallway is wide, with plenty of room for wheelchairs, and turning circles set along the length. At the far end of the hallway, next to the bathroom, is a door leading out onto the rear garden.
Master Bedroom
Carpeted bedroom with king size bed, large walk in wardrobe, smart tv, and ensuite shower room with toilet and wash hand basin. There is a very small step into this shower.

Bedroom 4 - best for access needs!
Laminated wood flooring, with wetroom flooring in ensuite. This is our most accessible bedroom, with single bed and carer's small single bed. This bedroom and it's ensuite are fully covered by H-track ceiling hoists. One care giver can safely hoist to and from anywhere across these rooms. As slings are items of personal care, and users should be correctly measured by a qualified Occupational Therapist, we cannot provide slings. We kindly ask guests to bring their own slings.
The regular single sized profiling bed (hi-lo) has padded bed sides which can be raised or lowered. This bed is height adjustable for ease of use and for providing care if required. This amazing bed also has a turn function, which will gently tilt the user at set intervals throughout the night. This is an optional function helping reduce the need for repositioning throughout the night and reducing the risk of pressure sores.
Alongside the profiling bed is a small single bed suitable for a carer, child, or simply to relax on while reading a bedtime story. All items in the accessible bedroom are on wheels, so guests can position furniture to meet their own requirements.
This bedroom has an ensuite wetroom, with level access roll in shower, 2 types of shower chair (perch stool, and a commode-style shower chair), a height adjustable sink, and Closomat toilet - a regular loo with the option to wash and dry the user. The toilet has wall mounted drop down rails if required.
The Closomat toilet has drop down rails either side. The flush is activated by a hand held pad, or activated by the elbow height push panels. When there is pressure on the toilet seat, a further press of the pad or panel activates the warm water wash function, followed by warm air drying. The toilet is fairly high, for ease of use - Langham steps are available for ease and comfort.

Rear Garden
A gently sloping pathway around the well established landscaped garden leads past a decked seating area, and on up to the top patio, with views across the Golden Valley.
A further large decked seating area is situated on the lawn.
The rear garden is also home to two custom-built, level access garden rooms, used to house the private hot tub, and a games room/gym.
The rear garden is accessed via the rear door at the end of the bedroom hallway. There is also access through a 3 foot high gate to the side of the property. We welcome dogs, and have made the rear garden as enclosed as possible. Pets and children remain the responsibility of owners and parents /guardians at all times. We cannot guarantee that the fences and gate are 100% pet or child proof.
Hot Tub Garden Room
Large bifold, full length glass doors can be opened wide to give you a lovely garden view while relaxing in the hot tub. The hot tub seats 3 people, 2 in upright seated positions and one reclined. Being undercover, you can use the tub whatever the weather! There is a single track ceiling hoist for guests to access the hot tub if needed. As slings are items of personal care, and users should be correctly measured by a qualified Occupational Therapist, we cannot provide slings. We kindly ask guests to bring their own slings.
We adhere strictly to HSG282 standards for Hot Tubs offered in holiday lets. Our hot tub is emptied, cleaned, refilled and the fresh water reheated between guests. Filters and dosing systems are checked at every change over, and changed frequently. The water quality is tested twice daily. Hot tubs can use a high level of electricity when the jets are running. Offering a hot tub while ensuring the standards are followed is a costly business. These costs are met in our prices to our guests. We are very proud to be able to offer the hot tub to all our guests, yet some may want to stay at Rosedale simply because of its amazing access and beautiful location.

Games Room / Gym
The games room has a mini pool table, along with indoor and outdoor games, from garden jenga and hula hoop, to jigsaw puzzles and even a colouring station. A children's safety gate separates the games area from the small gym area, which has a treadmill and exercise bike. Cushions for the outdoor seating are kept clean and dry in the games room when not in use.
Cyclists are welcome to store their bikes in the games room, keeping them safely locked away.
