- Children and pets: while the rear garden is fenced with a side gate, we cannot guarantee pets or children are securely enclosed! You are responsible for your pets and children at all times, both inside the property and anywhere within its grounds.
- Dogs: Please clean up after your dog. Any dog mess found after your stay will incur a clean-up charge.
- Dogs are not to be left unattended in Rosedale, or its grounds/gardens.
- Please do not allow dogs in the bedrooms with carpets.
- Dogs are not permitted on any beds.
- If your dog needs to sit with you on the sofa, please use the throw provided.

- Charging mobility scooters and electric-powered wheelchairs IS permitted.
- Smoking and vaping is not permitted anywhere inside the property.
- Fire risks including cigarettes, cigars, candles, fireworks, lanterns are not permitted at the Property or within its grounds.
- Drones and unmanned vehicles are not to be used on or from our site without permission.
- Please respect the local community and keep the noise levels to a minimum, especially between the hours of 11pm and 8am.
- Use of Hot Tub, whirlpool bath, and games room/ gym: Please refer to all the information in the welcome folder and ensure that everyone in your party understands all the safety information therein before using these buildings/ items.
- GLASS is ABSOLUTELY NOT permitted in the hot tub room.
- The hot tub must be kept covered and doors locked when not in use. Children must be supervised at all times in and around the hot tub.
- We recommend there are always at least 2 people in the hot tub room when in use for safety.
- Hot Tub Temperature: The hot tub is always drained, cleaned, and refilled with fresh water between guests. It takes time for the tub to get back up to full temperature. Due to this, you may find that the water is cooler on the first day of your stay.
- Hot Tub Testing: The water purity is tested daily; staff will use the single door into the hot tub room to gain access. This will usually be at 7am and 6pm daily and takes just a few minutes– we aim to make these checks as unobtrusive as possible. If adjustments have been made to the water, a note will be left for you - you may need to leave the water to circulate for a short time before use.
